The City of Norwalk Planning & Zoning Commission (“Commission”) will hold a public hearing this week on a variety of modifications to the zoning regulations as part of its ongoing effort to clarify language and address issues that have emerged during the past few months with the application and implementation of the new regulations. Additionally, other concerns shared by architects, civil engineers, surveyors, property owners and land use attorneys have been included in the proposed revisions to be considered by the Commission at the December 4, 2024 public hearing. It is expected that the Commission will act on the proposals after the public hearing, and changes will likely become effective in January 2025.

Some of the proposed language to be discussed at the hearing includes changes to maximum impervious surface coverage and building heights; revisions to requirements for architecture and design, landscaping, workforce housing; adjustments to parking requirements; modifications to public notice requirements; changes to variance procedures;  inclusion of new language regarding waterfront clubs, amendments relating to child day-care centers, and other topics.

The public hearing commences at 6 pm and will be conducted in-person in the Common Council Chambers, City Hall, 125 East Avenue, Norwalk, and virtually via zoom.com. All proposed language can be viewed on the Planning & Zoning Department’s website under the pending applications tab.

In December, 2023, following months of public discourse, the Commission adopted the new zoning map and regulations, marking the first comprehensive city-wide zoning rewrite in 40 years.  The new map and regulations became effective on February 19, 2024. The Commission approved various amendments since the effective date of the new regulations including, most recently, modifications to the height and bulk requirements of residential structures in certain zones.
